Project management for new builds and total renovations.

A successful new build or total renovation depends on more than good design. It requires a coordinated brief, permits, consultants, contractors, quality control, programme and budget, from the first decision to final handover.

Frequently asked questions

What does full renovation management include?

It includes the preparation of the brief, design management for architecture and interiors, contractor procurement, construction supervision (architect director) and site supervisor, and formal acceptance of the works with management of the building logbook and warranties.

How long does a total home renovation take?

A total renovation of an average-size home (100-200 m²) typically requires 4 to 8 months of construction, plus 2-3 months for the project and licence beforehand. The timeline depends on the scope of works, the complexity of services and the availability of specified materials.

Do you manage the building licence?

Yes. We prepare the required technical documentation and manage the building permit with the relevant local authority in Spain, Sweden or Greece. Some interior works can be processed under a simplified route, which shortens the timeline considerably.

How is the budget controlled during construction?

We establish a reference budget in the procurement phase and carry out monthly deviation tracking. Scope changes are documented through additional work orders with prior client approval. The aim is that no modification reaches the final invoice without having been validated.

Do you work with the client's contractors or provide your own?

We can work under either model. If the client has trusted contractors, we incorporate them into the process. If they prefer us to manage procurement, we run a tendering process among companies on our panel, evaluate the bids and recommend the most appropriate based on price, timeline and experience.
