What does a technical property due diligence include?

It includes structural and foundation inspection, review of facade and roof, analysis of services (electrical, plumbing, HVAC), damp detection, verification of planning documentation and licences, and the preparation of a maintenance plan with intervention priorities.

How long does a technical inspection take?

A typical residential inspection takes 2 to 4 hours on site. Preparation of the complete report normally requires an additional 5 to 10 working days, depending on the complexity of the property and available documentation.

Is technical due diligence mandatory when buying a property?

It is not legally mandatory, but it is highly recommended. In investment transactions or the purchase of valuable assets, the cost of inspection is marginal compared to the cost of discovering serious problems after signing. Technical due diligence protects the buyer and can be a price negotiation argument.

Can you detect structural problems that are not visible?

We use an inspection methodology based on visible evidence, technical documentation and pathology analysis. For the diagnosis of hidden elements we can recommend complementary tests such as thermography, damp testing or surface samples carried out by specialist laboratories.
